The reason is leverage.  Once you obtain a bank contract you have all the Aces.  You get "terms" from your vendors which we call OVM (i. e.rekey, fix up, contractors, etc) and you find a broker willing to give you a high commission split (&amp;gt;85%).  The basic $1,000 is your start up costs such as lockboxes, digital camera, VOIP number, MLS dues, etc.  Remember the 90/10 REO Rule from chapter 1 where it takes 90 days to ramp up till you acheive 10 listings then your cash flow kicks in and you are bankrolling your business? The seed money is nominal for the returns. If you are a tenant where your landlord got foreclosed on then the bank will continue your lease and offer you an option to purchase. If the bank choses to sell the REO as-is it will be just that.
